Hello all,

I am sub-letting my room in West Hampstead/Kilburn (it’s in between, honest) whilst I go away around the world.

I have invited you to this group because you live in London (to my knowledge) and might know someone looking for a short term let. I thought a group would be preferable to a big message as you don’t get those god-awful notifications every 5 seconds (I don’t think).

FACTS:

When is the room free? From April 29 to August 20

Where is it exactly? Canberra Court, 102 Fordwych Road, NW2 3NP – it’s a nice, leafy street. Feel free to Google it.

What is the room like? See attached photos, it has a high ceiling, large windows (with a view over a garden), a double bed, really ample storage space, a desk and a dressing table. It is quite gargantuan compared to any other bedroom I have had.

What’s the rest of the flat like? 1 bathroom, 1 toilet, 1 fitted kitchen, 2 other bedrooms and a large lounge – we get a cleaner every fortnight (£30 between 3) so it’s nice and tidy. There is also a large communal garden (shared between 4 flats).

Landlord? Very friendly, always responds to queries quickly and has agreed for me to sub-let (crucially!).

Housemates? Two sociable young men (non smokers) – Dan and Ben if you know them.

How much does it cost? I pay £640 a month, but I am open to reasonable offers.

Any other bills? The usual council tax, utilities shouldn’t be a drain as you will be there in the British ‘summer’.

What’s the transport like? Fantastic, 5 minute walk to Kilburn (Zone 2 Jubilee), 10 minute walk to West Hampstead Thameslink (takes you to St Pancras, St Pauls, Blackfriars etc) and 5 minutes walk to Brondesbury Overground (trains to Clapham Junction, Camden etc).

What about my car? You’re a bit mad if you have a car, but in terms of moving in and out, there is car parking on the road outside. The flat is on the 3rd floor if you’re worried about security.

What’s the local area like? Pretty pleasant, Hampstead Heath is a 20 minute walk, there are a good amount of bars and restaurants in West Hampstead as well as gyms, a 2 cinemas AND MUCH MORE! If you don’t like it, Bond Street is 10 minutes away, London Bridge 20 minutes.

Going out? As I said, you’re well connected. Camden 10 minutes, Clapham 30 minutes, Shoreditch 20 minutes, other places I don’t know about – look it up on TFL.

What next? Just send me a message with the dates you could move in and out, how much you would be willing to pay etc (obviously you can come and view the room if it gets that far, and the landlord would want to meet you pre move in).
